About strata properties in MRI Vault
Strata properties in MRI Vault allow you to manage a parent commercial property and its associated individual strata lots. This setup is essential for accurate reporting, ownership tracking, and integration with property data providers.
Note: This feature is only available for users with commercial-specific accounts or permissions.
Add a commercial strata property
To create the main strata property record:
- Go to: Properties > Add Property
- Set the Class to Commercial
- Set the Title to Strata
- The system will automatically set the status to Prospect/Not Currently Listed
- This is because the main strata property is neither appraised nor listed; it only contains the individual strata lots
- (Optional) Enter Pipeline - Expected opportunity details
- Click Add Prospect
- Enter the property details:
- Property Address
- Particulars
- Legal Details & Rates (if applicable)
- Contact/Enquiry Staff Member(s) (up to two)
- Property Access (users who can view/edit the property)
- Click Save/Update to add the property
- Open the Owners tab on the property card to:
- Add a new contact as the owner, or
- Link an existing contact
Tip: MRI Vault automatically checks for duplicate properties. If a match is found, you can update the existing record instead of creating a new one.
Add strata property configurations
Once the main strata property is created, you can link individual strata lots.
- Open the main strata property
- Scroll to the Strata Properties section
- Choose one of the following:

Add New Strata Property - Create a new property and link it

Link Existing Record as Configuration - Search for and link an existing property
- Once linked, you’ll see the strata lots listed with options to:
- View - Open and manage the property

Unlink - Remove the link (this does not delete the property)
- When viewing a linked property, you’ll see:
- The current strata lot highlighted
- A link to view the Building/Site
Manage owners for strata properties
You can assign multiple owners to a strata property.
To add another owner:
- Go to the Owners tab
- Click Options > Attach Another Owner
- Choose to link to an existing contact or create a new one.
- To switch between owners, use the dropdown in the top-right corner.
- To remove an owner, click Options > Unlink from Property
Use stack plan and integrations
- Strata properties appear in the stack plan view for better visualisation of property layouts
- If you’ve integrated with Cotality, National Property Data (NPD), or Pricefinder, you can pull property data directly into MRI Vault
Once set up, property searches will auto-fill fields like address, type, and particulars.
Tip: Integration setup is user-specific.
