For “off the plan” projects, commissions are often paid in stages, typically once at the beginning and again upon completion.
Note: There is no limit to the number of commission stages
in a project.
How to process multiple commission payments
Manage commission payouts across different stages of a project, from initial deposit to final settlement. Follow these steps to ensure accurate reporting and smooth handling of multi-stage transactions.
Step 1: Enter initial sale details
- Go to: The property profile that is marked as Conditional/Under Offer, enter sale details as usual. This represents the first stage of commission
- If using the Sales Trust module, receipt deposit monies into the trust
Step 2: Review history
To view the transaction details:
- Under the General tab > Click the Other tab > History
- Confirm that the property is now in Unconditional status
Step 3: Initiate split settlement
If you don’t have access to the following, please contact the support team. However, if you do not use it, proceed to step 5.
- Click Split Settlement (part commission paid out)
- Confirm your choice > Select Yes/Continue to proceed
Note:
- The original transaction is considered “settled” for reporting purposes
- Unlike full settlement, trust and advertising ledgers do not need to be zero. Outstanding items carry over to the new property life
Step 4: Verify success
- A success message will appear
- Click Proceed to Property. The property remains at Unconditional, but a new “life” is active in the background
Step 5: Update stage 2 details
- Return to the History tab to confirm the transfer of the Stage 1 deposit
- Under the General tab > Select Modify Sale Details and enter:
- New commission payable
- Revised settlement date - This keeps the original Stage 1 payout intact
Note:
- The activity report excludes Stage 1 “settled” lives and only uses Stage 2 settlement
- Commission-based reports (e.g., Cashflow Forecast) correctly account for all stages
