About SMS/TXT Responses

Use SMS/TXT templates to send quick, consistent messages directly from MRI Vault. These templates are ideal for common communications like open home follow-ups, appraisal reminders, and tenant arrears notices. Templates can be used across both web and mobile apps.

Create an SMS/TXT response

Set up reusable SMS templates to save time and maintain consistency. You can create new responses or copy content from existing ones.

  1. Go to Settings > eMarketing > SMS/TXT Responses
  2. Under Create New Response, enter the Response Name
  3. (Optional) Select an existing template's content to copy

  4. Click Create
  5. Choose visibility settings:
  • All users
  • Specific team
  • Individual user
  1. Select to include an unsubscribe link
  2. Enter your SMS/TXT message in the text box
  3. Use merge fields from the left-hand panel to personalise your message
  • Some merge fields are only supported in specific areas of MRI Vault or the mobile app
  • Merge field availability is indicated in brackets next to each field
  • If a merge field is app-only, it won’t populate when used in the web version

  1. Click Save to add the template to your database

Your saved SMS/TXT templates will be available when sending messages via MRI Vault’s web and mobile apps.

Use SMS/TXT templates across MRI Vault

SMS templates are available in both web and mobile versions of MRI Vault. They can be used for a variety of communication scenarios.

Note: SMS charges apply per message part. Each part is 153 characters if the message exceeds 160 characters.

Common uses:

  • Open home follow-ups
  • Appraisal reminders
  • Tenant arrears notices
  • General client updates
Tip: Admin users can access shared base templates via the Access Shared Content tool in Settings. Franchise group membership may affect template availability.
