When a property is marked as Conditional (Under Offer), you can include any relevant offer conditions and special conditions that relate to the sale. This guarantees that all essential terms and requirements are recorded and monitored throughout the process.

Add an offer or special conditions to a property
Once the property has been made Unconditional (Under Offer):
- Go to: the Financials tab
- Click the Offer Conditions tab
- Click Add Offer Condition
The Add/Edit Offer Condition screen will appear, where you can add the following offer condition details:
- Offer Condition - Choose an existing offer condition or enter a new one to add
- Due Date - Select the date when the offer condition is due, or use the calculator to determine it automatically
- Assigned To - Designate who is responsible for completing the offer condition; this can be a team or a specific user
- To Do List - You can tick to add the offer condition to the selected users' To Do list
- Once you have added all the offer condition details, click Save
This will add the offer condition to the property and must be completed before the property is set as unconditional.
You can edit or remove the condition by clicking the Edit button.
Special conditions
You can add any special conditions to the property:
- Click Special Conditions
- Enter a description of any special conditions outlined in the contract of sale
- Click Save
Mark an offer condition as completed
Once an offer condition has been added, we have the following options to mark the offer condition as completed:
To Do list
If the offer condition has been added to the selected user’s To Do list, it will appear on the chosen date.
- Go to: To Do
The user can:
- View the property
- View offer condition or
- Click on Set as complete to mark the offer condition as "Completed"
Dashboard widget
If the offer condition has not been assigned to a user's To Do list, it can still be monitored through the offer conditions widgets, which will display all upcoming offer conditions over the next 21 days.
- Go to: Dashboard
- Scroll to the Offer Conditions widgets
- Click the property address
This will take you to the offer conditions tab to manually toggle the condition from pending to completed
- Click the toggle
You can view and mark an offer condition as complete via the Vault mobile app
Add or remove an existing offer condition
You can add a new offer condition in the property's offer conditions tab. However, if you wish to add more offer conditions or remove existing ones, you can do so:
- Go to: Housekeeping
- Click Clean Offer Conditions
This will populate all existing offer conditions; you can remove or add further conditions if required.
Remove offer conditions
- Click Remove to the right of the offer condition
- (Optional) Reassign the offer condition or
- Click Remove
Add offer condition
- Click Add Offer Condition
- Enter a name
- Click Save
