About allocating agent commissions
Agent allocation ensures commissions are correctly calculated and reported across MRI Vault. This process allows you to apply commission structures, split entitlements, and lock allocations before settling a property.
We enable each user to establish and implement their specific commission structure. Once a commission structure is applied, it will automatically be calculated in the agent allocation of a sale.
Allocate and lock agent commissions
Follow the steps below to correctly allocate agent commissions, apply entitlements, and lock the allocation for settlement.
Step 1: Access the agent allocation tab
Once the sale details, splits, and deductions have been applied, ensure the sale is marked as conditional (under offer) before allocating the agent's commission.
To begin allocating commissions:
- Go to: The property record > Click the Financials tab
- Click the Agent Allocation tab
Step 2: Review automatically populated agent data
MRI Vault will automatically populate listing agents and calculate their commission based on the applied structure.
If a commission structure is set for the agent, their entitlement will be auto-calculated. Otherwise, you can manually assign percentages or dollar amounts.
- Review the listed agents and their commission splits
- Confirm deductions have been subtracted
- Adjust entitlements manually if needed (fixed % or $)
Step 3: Handle conjunction office allocations
If a conjunction office is involved, MRI Vault assigns 100% of the agent allocation to that office.
- Confirm that the conjunction office is added to the split
- Review the allocation to ensure it reflects 100% entitlement.
Step 4: Save and lock the allocation
Once you're satisfied with the commission split, you must lock the allocation to proceed with settlement.
- Review all the details
- Click Save & Lock Allocation
Step 5: Unlock allocation if changes are needed
If you need to make changes after locking, you can unlock the allocation.
- Click Unlock Allocation
- In the pop-up window, click Yes/Continue
- Click Proceed to unlock the agent allocation
- Make necessary updates
- Re-lock the allocation when ready
