Use this facility to create templates for SMS/TXT messages. Examples may include:
- "Thank you for attending/welcome to the open home"
- "Appraisal follow-up reminder for vendor"
- "Tenant Arrears"
You can use these templates when sending an SMS via the desktop and mobile app versions of VaultRE.
Note: Unless you are a user with full access, you can only edit templates you created.

Step by step
1. Go to: Settings > eMarketing > SMS/TXT Responses
2. Under Create New Response > Add the Response Name
3. Click Create
You can copy content from an existing SMS/TXT response when creating a new one.
4. Set the access for the template, whether that is for all users, a team, or a specific user
5. Add your SMS/TXT response in the text box
6. Utilise the merge fields available on the left-hand side by clicking the merge field
7. Click on Save to add the SMS/TXT template to your database
It will be available when sending an SMS/TXT via VaultRE's desktop and mobile app versions.
Each SMS/TXT sent will incur a charge, as highlighted on the screen, per SMS part (Each part is 153 characters of text if the total message length is over 160 characters).
Additional information
To make any changes to an existing SMS/TXT template:
1. Go to: Settings > eMarketing > SMS/TXT Responses
2. Locate an existing response > click Edit
3. When you're done editing the SMS/TXT template, click on Save to update it
When using merge fields, certain ones are only applicable in specific sections of VaultRE or the mobile app. This will be indicated in brackets next to the merge field, as shown in the example below:
This merge field can only be used via the app, so if sent via the VaultRE web version, it would not populate any data.
Base templates are in your settings menu via the access shared content tool. This tool is only accessible to users with admin settings. Whether you belong to a franchise group also defines these templates.
