When a property is settled, it is important to update this in the database to ensure that your data is kept up to date. In the video below, we will explore how to settle a property in unconditional status.

Step by step
1. Navigate into the unconditional property once it has reached the settlement date
2. Before you settle the property, the system will require the below:
- The settlement date as added in the sales details has been reached or has passed
- The Agent Allocation has been saved & locked - This can be found by going to Financials > Agent Allocation
3. Once the above criteria have been met, the system will then allow you to settle the property by clicking on Settled next to the property status
4. The system will then reconfirm that you would like to settle the property - You will also have the below options to select prior to settling:
- Update purchaser address with property address - If ticked, this will update the Residency address details on the purchaser's contact card to match the property
- Update purchaser's postal address with the property address - If ticked, this will update the Postal address on the purchaser's contact card to match the property
5. Once you have reviewed the above options, you can then click on Yes/Continue
6. It will then reconfirm that the property is now Settled and you can proceed back to the property card
Additional information
If the settlement date has been pushed out or is settling early, in order to settle the property you will first need to update the settlement date. This can be done by clicking on Update Settlement Date next to the property status.
Once the property has been settled, the property will be given a new life cycle ID and the status will be updated to Prospect/Not Currently Listed. You are then able to use the same property card to covert to an appraisal/listing in the future.
The Purchaser attached, will also now be attached as the Owner, where you can navigate into their contact card to update their categories or apply an action list.
We also provide the option to share the property with the Leasing Department, should the property be required to be listed as a rental. This will allow the property to simultaneously be a "management" whilst the property is appraised or undergoing settlement.
If you need to view any of the previous sale information or reverse the property back to Unconditional status, this can be done by going to the Other tab > History. Here you are able to click on More to view the sales details or Reverse to revert the property back to unconditional.

Reverting the property back to "Unconditional" status will simply revert the property back to "Awaiting settlement" and unlock all related sale details. This will not publish the property live on any portals (websites).
